How much does it cost to build a villa in Turkey in 2022?
The cost to build a villa in Turkey is about $120,000 USD for a starter villa. This is for a normal build and size of 200m2 (2100sqft).
Now let’s add on the cost of land, which can vary but for starting prices for a plot of land about 300-500m2 is $125,000 USD in Antalya. This brings your total cost to build a villa in Turkey including land to $245,000.
When you compare this to buying a ready built brand new villa of a similar size in Antalya, you are looking at easily $400,000 to $800,000. Thus the cost to build a villa in Turkey is much lower, approximately 40% to 60% lower than buying a readymade villa off the market.

Plot of Land Costs
Purchasing the plot of land that you’ll build on is the first expense you’ll encounter. Land value is not included in our build costs estimate of $150,000 average because land plot prices will vary widely based on a number of factors ranging from location from city center, proximity from the sea, view, and many other criteria. House Plans or Architectural Fees
For the initial conceptual design, you may browse on Pinterest or Instagram for designs and create your dream home mood board. This will be helpful in the next phase when creative design meets the requirements of planning conditions and restrictions. The technical drawings will be completed by a local licensed architect who is well versed in the lay of the land and building/planning conditions of the region. You can account 3 to 4% of the construction cost for the architect fees.
Contractor & Construction Management Fees
In other countries like Canada and US, if you have some general idea of construction and renovation experience, some time on your hands to research, then it is quite probable to actually manage your own house build if you are feeling up-to taking that risk.
In Turkey, this is not possible. To hire a decent contractor in Turkey with references, generally the cost is anywhere between 20 to 30%. This amount is added on after calculating all the other costs, on top of the final cost, the contractor will add on this percent to the total cost.
Building Permits and Local Fees
Before any actual construction can take place, you will need to get the building permit from the local municipality. Also there are other local fees to get the electricity, water subscription, site engineer, map engineer, and other local fees. This will be approximately 1-2% of the construction cost.
Excavation
This can be a either a very small cost if you choose the location and land wisely, or it can become a huge burden of a cost if the land is at a steep angle, or has lots of rocks or trees that need to be cleared off in order to start laying the foundation of your home. This can be anywhere between $1000 to $3000, or 1 to 3% of the total cost.
Grey Structure
Once the excavation is complete, the foundations of your new home will be poured in with concrete and ofcourse reinforced with rebar. If it is a 2 floor project, the first the foundation, then first floor slab, and roof slap will be poured, along with supporting columns and load bearing walls. In between the columns. Due to the large amount of rebar and concrete involved in this, along with labor, this comprises roughly 30% of the construction cost.
Mechanical, Electrical, Plumbing (MEP)
This includes the electrical work, plumbing, mechanical, sewage, rainwater, and also the pool mechanical and electrical works for approximately 8% of the total construction cost.
Finishing Works
This includes the exterior and interior walls, ceilings, plaster paint, marble and stone work, ceramic works, insulation costs, roof, windows, doors, railings, flooring (parquet, hardwood, laminate), and sanitary ware. As you might already know, this is the most cost impacting part of the total construction cost at 35 to 40%.
Fixed Furniture Costs
Any fixed furniture you find in the living room, bedrooms, kitchen, along with outdoor wood works like gazebos, or near the pool area, and lastly also lighting fixtures like chandeliers or additional spot lighting in the ceilings and so on. This may account for 5 to 10% of the cost depending on how much you want done.
Landscaping
To make the most of your outdoor space, especially where you can relax by the pool, or have some nice trees, plants to look at, and grass for your children to play on, you should consider this also in your cost. You can assign 1 to 2% of your build budget for this. Over time you can improve and work on this each summer.
Overheads
This is basically the electricity, water expenses during the construction phase. Also included here is the worker’s insurance, and construction insurance. This is about 1% of your construction costs.
Unintended Expenses
Every builder knows that regardless of how much you plan, there will always be some unintended expenses which couldn’t have been planned for. You can assign anywhere between 5 to 10% for this, but if your planning is done quite detailed way, then 5% should be pretty good for this.
